IRS Spanish Property Search and Acquisition Services Include
The
Brief
IRS Directors
go into considerable depth in taking a clients'
brief to ensure that all aspects are considered
from the beginning, offering advice, but above
all listening to clients' requirements
and building up a personal profile of the
property buyer in order to search the
areas and subsequent properties for sale within
these areas. Briefs can be done over the phone,
but more often done face to face in the comfort
of your own home.

Area
Orientation and Visit
After a period of correspondence where areas and
property types are discussed, whether you are moving to Madrid
or
retiring to Andalucia or the
Costa Blanca, an orientation
visit is organised which allows the client
the opportunity to view relevant property
in different areas. This will enable the
property buyer to consider lifestyles or
investment potential in a much wider area context
than an estate agent could possibly offer.
Occasionally it is not necessary to have a
subsequent Inspection Trip.
Property
Inspection/Purchase Trip
Once the area
and property type are chosen, a more detailed
property inspection trip is organised, whereby
several days are spent viewing property
in the target areas. Many different
estate agents are normally used with often an
emphasis placed on local Spanish agents who tend
to charge less commission and normally have
access to properties owned by Spanish
people. Once found, an IRS trained
negotiator will negotiate the property purchase
for or with you. This often results in both
cost savings and a favourable purchase/sale
agreement. IRS rarely recommend
the payment of any deposit until paperwork
background checks are completed.
This despite the usual estate agent pressure and
argument.

Property Due
Diligence
When buying a resale property, whose owner has
his paperwork in good order, it is often
not necessary to employ the services of a lawyer for
the whole transaction process. IRS officers are trained to carry out
property background checks and due
diligence. The routine checks always
include checks for title, charges or mortgages
against the property, correct registration at the
land registry AND Town Hall, physical measurement
for size, property description discrepancies,
building permit approvals, council tax payments,
council plans for the area, talks with neighbours
and clarification of any discrepancies with the
relevant bodies.
Should IRS unearth a problem, then at that
point we recommend a lawyer be contracted,
thereby minimising their costs.
Any client wishing to use a lawyer from the
beginning will not be discouraged and will be
introduced to a lawyer whose services and charges
have been vetted.

Completion
It is crucial for a buyers representative, such
as IRS, to be present at completion. Last minute hitches often
occur which need resolving to the buyer's satisfaction whereas
lawyers are often only too keen to smooth over irregularities or
mini-problems to get the deal done. A bilingual IRS officer will be present not only
to uphold your interests but also to act
as the interpreter, which is in itself a
legal requirement.
IRS will also assist with the
organisation of completion monies and ensure the relevant people
are paid the correct amounts. Unsuspecting British buyers are
