We are completely independent and work exclusively for you, the buyer, taking no commission from any other party involved in the purchase. Our primary objective is to understand your requirements and help you find the property that will suit you, your family and your lifestyle. But we also aim to save you money in the process, advising you on which areas will offer the best value, how to avoid estate agents commissions, eliminating overpriced property, identifying the best value, and negotiating hard on your behalf.

Find the right area and locate the best property for you
Spain is a huge country, and identifying the right area for a new life, retirement or holiday home is a daunting process for anyone who doesn’t know the country well. We spend plenty of time with you at the outset establishing exactly what you want in terms of weather, facilities, education, transport connections, and health services; what your interests are, your understanding of the language, your cultural needs, and your budget. Matching location and property to personality and lifestyle is a crucial part of the process. In this way we can suggest the best locations, often areas you may not have previously considered. We’ll give you the pros and the cons, and draw your attention to anything that might affect your decision. Only when we are sure that you’re happy with the area and all its positives, negatives, quirks and characters, will we start looking for the right property.
Then we will go to great lengths to find the best possible property – whether that’s a farmhouse, a beach side home, a new development, a village house or a renovation project. Our network of contacts means that no stone will go unturned; we’ll do the comparisons, find property that isn’t on the open market, and uncover the hidden gems.
Inspection and negotiation
Before you come to view the properties we’ve found for you, we will make initial investigations to check whether there are likely to be any complications affecting a sale, so you won’t make unnecessary and wasted trips. We’ll guide you through the decision making process, pointing out the negatives as well as the positives, looking at potential for improvement, possible problems, and summarising all the pros and cons.
Once you’ve made a final decision we will negotiate tenaciously on your behalf to secure the property at the best possible price with a favourable purchase/sale or rental agreement. We rarely recommend the payment of any deposit until paperwork background checks are completed, and we’ll ensure that we protect your best interests at every stage of the proceedings.
Property Due Diligence
Background checks on title, location, boundaries, planning, permits, development proposals, charges against the property, encumbrances, debts and abnormalities are all checked prior to paying a deposit
Handling the administration
IRS will handle where possible, and oversee where necessary:
- Preparation of the sale/purchase agreement
- Further checks and due diligence on the property
- Management of completion monies and arrangements
- Accompaniment and translation at completion in the notary’s office
- Advice on currency purchases and transfer methods
- Title deed administration
- Translation services where necessary
- Introduction to local removal companies, builders and architects
- Assistance with obtaining NIEs and Town Hall registration (bureaucracy is something they can’t avoid and it is essential to have the language and know the ins and outs so I think it’s important to include this one)
Starting your new life
Our job doesn’t start and stop with your new property. We’re on hand to help you start your new life, and help you overcome any problems along the way. We can help you with:
